Destination country/city and permitted brand pathway
MONTARA · ARVELL · CAIRNHUS · HALDVAR · KELDRAN · PROJECT AUTHORITY CENTRE
Move from product interest to a controlled project specification.
Coordinate expandable, prefabricated and design-led residential systems around destination, occupancy, floor area, structure, envelope, services, foundations, freight, lifting, installation and local statutory requirements before the exact building is released.
ARVELL is not offered in New Zealand. MONTARA is currently an international supply pathway and not offered in New Zealand. CAIRNHUS is US-focused and is not presented as a New Zealand H1-compliant home system. HALDVAR and KELDRAN remain project-led international building pathways with destination-specific engineering and approvals.
01 · PROJECT INPUTS
Define the conditions before the exact system is released.
These inputs are deliberately upstream of model selection so the product does not dictate the brief.
Residential, resort, staff, project or other intended use
Target floor area, bedrooms/storeys and room programme
Site access, road/container/crane constraints
Wind, seismic, snow where relevant, coastal and climate criteria
Envelope, insulation, glazing, ventilation/cooling and finish expectations
Electrical, plumbing, hot water, HVAC, kitchen and communications
Foundation/anchoring, drainage, installation, utilities and local approval responsibilities
02 · EVIDENCE CONTROL
Keep project claims attached to what the evidence actually proves.
Generic declarations, outdated catalogues or unrelated certificates should not be carried into a project as exact-system evidence.
Exact model/manufacturing drawings
Structural material/member and load evidence
Exact envelope/insulation/glazing data
Fire/acoustic/thermal evidence where applicable
Electrical/plumbing/service documentation
Packing, weight, lifting and transport information
Warranty, manuals, spares and destination engineering package
03 · CAD / DRAWING REGISTER
Planning references are not exact-system construction drawings.
Every drawing/model status stays visible so consultants know what can be used now and what only exists after configuration or project-specific design.
| Resource | Status | Purpose |
|---|---|---|
| Prefabricated / expandable building concept / planning layout | Public planning | Early scope, interface and consultant coordination only. |
| Generic technical reference / typical detail | Public planning | Explains system logic without representing an exact supplied configuration. |
| Exact-system GA / dimensional drawing | Exact-system | Issued only after the quoted system/configuration is known. |
| Native CAD / DWG / DXF | Verify availability | Availability and revision must be confirmed against the exact supplied system. |
| BIM / Revit / IFC object | Verify availability | Only described as BIM where a genuine verified native model exists. |
| Foundation / fixing / setting-out drawing | Project-specific | Depends on site/building conditions, local engineering and the selected system. |
| Services / electrical / controls interface | Project-specific | Coordinates the supplied system with local power, data, water, drainage or controls. |
04 · SPECIFICATION STARTER
Write the project around performance, interfaces and evidence.
These clauses are a project-planning structure, not a substitute for local professional specifications or exact-system documentation.
Brand/model pathway and destination availability
Use/occupancy/floor-area programme
Structure and design criteria
Envelope/thermal/glazing pathway
Interior/wet-area/service schedule
Foundation/anchoring/site interfaces
Transport/lifting/assembly sequence
Local installation/utility/approval boundary
Evidence, warranty and handover
05 · TENDER / RFP SCHEDULE
Ask bidders for the same controlled information.
A consistent schedule makes technical comparison easier and reduces hidden assumptions.
Destination and building use
Model/area/room requirements
Site/access/logistics information
Structural/climate criteria
Envelope/finish requirements
Services/wet-area schedule
Foundation/site-work responsibility
Drawings/evidence required
Packing/lifting/installation
Warranty/operations
06 · OPERATIONS & HANDOVER
Specify how the system will be maintained after delivery.
Maintenance, spares, records and inspection should be defined before purchase, especially for remote or high-use projects.
Envelope/seal inspection
Roof/drainage maintenance
Coating/corrosion review
Doors/windows/hardware service
HVAC/electrical/plumbing maintenance by local specialists
Foundation/anchor visual checks
Replacement finish/component register
Warranty/defect/maintenance log
DOWNLOADABLE PROJECT RESOURCE
Carry the authority pack into the project file.
Export the current project-control structure, then replace planning statements with exact project/system information as the design develops.
