How to Compare Modular Housing Quotations

Start by normalising the unit being compared

Confirm whether the price is per structural module, completed dwelling, bedroom, square metre or project package. A two-module family home should not be compared directly with a single-module price without converting both quotations to the same delivered housing outcome.

Record floor area, room count, module count and final dwelling configuration beside the quoted price.

Separate included, excluded and provisional scope

List structure, walls, roof, insulation, finishes, windows, doors, bathroom, kitchen, electrical, plumbing, HVAC, stairs, decks, foundations, external utilities, freight, unloading, assembly and commissioning line by line.

Where an item is provisional, clarify the assumption and who carries the cost risk if it changes.

Compare technical evidence, not just specification words

A quotation that states fireproof, cyclone rated or insulated is not enough on its own. Ask what material, build-up, test report, calculation or project-specific engineering supports the proposed configuration.

Evidence should match the quoted system and should not be treated as transferable from an unrelated model without confirmation.

Bring logistics into the comparison

Compare units per container, package dimensions and weights, destination freight assumptions, handling equipment, storage, inland transport and assembly requirements. A lower factory price can be offset by poor packing efficiency or difficult site handling.

Compare programme risk

Review realistic production capacity, engineering lead time, approval cycle, sample or pilot stage, manufacturing duration, inspection, shipping sequence, spare-parts route and warranty support. The cheapest initial unit is not necessarily the lowest-risk programme.
