A factory-prepared modular building still depends on a properly prepared site. Foundations and services are the interface between the supplied building and the local project environment.
Ground conditions, wind exposure, building use and local engineering requirements influence the foundation approach. The supporting system should be confirmed for the actual location rather than copied from another project.
Stormwater, finished ground levels and runoff around the module need a clear plan. A building placed into a low or poorly drained area can create avoidable moisture and access problems.
Water, wastewater, electricity and communications can be coordinated efficiently when the local team knows where the building connections will be. These interfaces should be confirmed before trenches, slabs or service compounds are completed.
Service routes should remain accessible after decks, paths, landscaping or adjacent modules are added. A neat finished site should not make routine maintenance unnecessarily difficult.
